The Cromford Report ...

is owned and produced by Cromford Associates LLC, an Arizona limited liability company managed by Mike Orr and based in Mesa AZ.

Mike holds a masters degree in Mathematics from the University of Oxford in England and spent 31 years in the computer industry, working for IBM, Amdahl, Splash Technology and the Santa Cruz Operation. In his most recent positions he was President of Tarantella and CEO of Mobilearia.

He first started investing in real estate in 1976 and left the computer industry to focus on real estate in 2002.

October 8 - We have updated the agent production table to September 6. We have decided to count George Laughton as an iBuyer. Although he has his many of his own listings outside of Zillow, a large proportion of his listings are now generated on behalf of Zillow's Sign Post Homes operation.

September 30 - We have added Tableau charts in Cromford Public to show monthly sales and purchases by Zillow's iBuyer division (Sign Post Homes).

September 22 - A new video is available, illustrating how to use the Listing Presentation Dashboard with your clients. Use THIS LINK to view it.

September 20 - Butch Leiber is running a Cromford Report class at 10 a.m. on September 27 at Old Republic Title's Biltmore office. This is to help subscribers understand how to use the Cromford Report to generate more business.

August 16 - The Agent Production table has been updated to August 14.

August 15 - Cromford® Public has been enhanced to include a chart showing the percentage of home sales by intended use stated on the Affidavit of Value. This chart is based on recorded deeds in Maricopa and Pinal counties and allows you to track the percentage of sales to inventors or to iBuyers as well as primary residences and second homes. A few sales have unknown intended use because Affidavits of Values are not required for trustee deeds. If you have a subscription to Cromford® Public, please go here to request the new chart.

July 30 - The Agent Production table has been updated to July 28.

July 7 - We have added a tab to the Tableau chart showing List Price versus Sales Price. The new tab shows the median percentage of list price achieved by closed sales. Filters are available for Dwelling Type, Transaction Type, County, City and ZIP Code.

June 2 - Tina Tamboer has created a video analyzing the issues of affordability in 2018 versus the peak of 2006. You can download it here.

March 26 - We have added 3 fix and flip analysis charts to Cromford Public

  • Monthly median acquisition and sale prices
  • Gross percentage gain map
  • Median value by city

March 25 - We have added a Tableau chart covering seller paid or assisted closing costs.

March 13 - We have added the year 2006 to the ZIP code charts showing the annual average price per square foot and the annual median sales price. This is intended to allow users to compare the current price levels with the peak during the bubble years. Although some ZIP codes peaked in 2007 and 2007, the majority peaked in 2006. The writing was on the wall long before the financial collapse of 2008.

February 10 - Mike Orr is taking a week of vacation between Feb 10 and Feb 17 to cruise the English canals with his family. He expects that internet connections via mobile phone will be a little spotty. Tina Tamboer, who just returned refreshed from a long weekend skiing, will be manning the fort and is recommended as your main contact on tina@cromfordreport.com or 480-250-0587 for all things Cromford. Normal service will be resumed on February 17 when both of them will have a good internet service again.

January 5, 2018 - We are removing some of the charts focused on distressed sales since these are such a small percentage of the market these days. We will re-introduce them at a later date if distressed sales start to become an issue again. If this is a problem for any subscriber please let us know. However we thought that the time spent keeping them up-to-date can probably be better spent on creating new and more topical charts.

For-sale-by-owner, auctions and other non-MLS transactions are not included. For more detailed information on record highs and lows please see the Extremes section.
